Most of us who text message or IM on our cell phones have incorporated at least some of the jargon into our daily lives. That's why it's going to be easy remember the new 22-NFW addendum. NFW means No F***ing Way -or- No Feasible Way. This is precisely what this addendum is trying to accomplish. It's a disclosure to all parties that the Seller warrants the property is not within 20 days of a foreclosure sale, and that the agent is not providing any of the services of a Distressed Home Consultant as defined by the new statute going into affect this June 12th, 2008.
Lots has been written about how stupid this law is, and how it's going to hurt the very people is was intended to protect. And I suspect you will see and hear much more about it in the near future as the full ramifications of it come into play.
So here comes our form proclaiming “No F***ing Way will I get caught up in this mess” for all agents to incorporate into their Purchase and Sale Agreements.
