Florera in Greenlake

Florera logoFlorera is Green Lake's “built-smart” condo, a 4 story, 83 unit building by Pryde & Johnson. The location is one of its biggest selling points, with it being one block off of Seattle's Green Lake.

The building is designed and engineered to reduce natural resource consumption by integrating a rainwater harvesting system, using recycled composite decking, community garden plots, energy star appliances, water conserving fixtures that reduce water use by 20%, green power utility agreement, roof and wall insulation value above code, and 95% of the construction waste is recycled!

Florera is offering studios with alcoves, one bedrooms, one bedrooms plus a study, one bedroom plus a den, and two bedroom/2 bath condo homes. Price points are ranging from $339,950 to $859,950. Home owner's dues are slated to include water, sewer, garbage, gas, earthquake insurance, structural and replacement insurance, landscaping maintenance, hazard insurance, building maintenance, annual envelope/roof inspection, interior/exterior cleaning, janitorial service, heating and ventilation to all the common areas, elevator maintenance, fire and safety, reserves, and prefunded reserves study.

One thing to remember about a building that is targeting LEED Silver Certification is that the materials and design systems used tend to perform better over time for the condo. When it comes time to resell your condo, this is a great thing to be able to market! And it will also help to keep your energy costs down while living there. The list of green features that I posted above is a short list compared to everything that Florera is doing to target their LEED certification. The list of features is substantially longer than I have seen as of recent in new construction.

Florera is offering 3 different finish packages, named Water, Earth, and Air (all Northwest inspired). As one would expect, bamboo flooring and recycled glass tile and countertops are standard.

I really love this project. The light in the units should be spectacular and for the outdoor/active lifestyle enthusiast the location cannot be beat. The community courtyard should be a great place to catch a Greenlake sunset and I don't think these units will take too long to sell.
